Investment Strategy
Capital deployment requires a rigid framework. We categorize acquisitions into distinct risk buckets, primarily focusing on Value-Add repositioning and Core-Plus long-term holds to balance cash flow with capital appreciation.
The Value-Add Mechanism
Purchasing stabilized assets at retail pricing yields minimal alpha. Our strategy relies on identifying operational inefficiencies or deferred maintenance in Class B and C properties. By injecting targeted CapEx, we force appreciation through direct NOI expansion.
Debt Structuring
Leverage is a tool, not a crutch. We prioritize fixed-rate, non-recourse agency debt where possible. By locking in long-term debt costs, we insulate the portfolio from inflationary spikes and interest rate volatility, ensuring the spread between cap rate and interest rate remains positive.
The 1031 Exchange Protocol
Velocity of money is critical. We aggressively utilize 1031 tax-deferred exchanges upon exit to roll capital gains continuously into larger, higher-yielding assets, compounding equity growth tax-free.
Hold vs. Exit Logic
An asset is held as long as its Return on Equity (ROE) outpaces available market alternatives. When an asset is fully stabilized and ROE drops below target thresholds due to accumulated equity, it is flagged for disposition and capital reallocation.
